PropertyTransfer failing when using my own step using CMD

Hi,

We created our own custom step that calling other test case from another project. this custom step properties being initilize by using "Property Transfer" step before calling it.

When I am using it from SoapUI GUI everything good. but when I am executing it through command line the "Property Transfer" step is failing - saying it's not finding the target property. what can be the reason for this issue?

You will find attach the print screen of property transfer, successful execution from GUI, the BAT file that being executed (- bat txt file) and the error that we are getting.
